The Leasing and Transaction Manager facilitates various real estate business including project management oversight and communications, facility assessment and lease transactions from inception to execution. They will be responsible for managing up to 30 lease transactions, mostly renewal extensions and some relocation/acquisition/dispositions simultaneously negotiating terms and conditions, ensuring time lines, budgets and internal customer needs are satisfied.

The successful candidate will also develop and effectively manage in-house resources and outside professionals to satisfy assigned real estate transaction project requirements, accepting responsibility for the overall project to ensure forecasted budget and timely completion.

Responsibilities:

  • Negotiates various types of contracts, including purchase agreements, leases (one to ten years and dollar range of $100k to $10 million PV), and other required legal documents.

  • Submits and reviews offers and counter offers; and coordinates and communicates with both internal (Region VP’s, ROM’s, SSC Managers, Finance, Design & Construction) and external resources (brokers, landlords, and legal counsel).

  • Performs and/or reviews market studies to ensure full understanding of real estate market in the subject project area. Requires knowledge of commercial real estate market supply/demand forces.

  • Develops and defines subject operations’ functional needs and financial budget in conjunction with RVP’s, ROM’s, and SSC Managers (timing, space requirements, location parameters, physical requirements (loading facilities, parking, configuration etc.)). Qualifies, assesses, and recommends facility sites to meet such needs.

  • Performs basic financial analyses, examines sales and/or inventory data, compares data to set benchmarks to determine if financials support requested changes/modification to the lease/property.

  • Prepares and submits project approval requests, including lease data for financial analysis and description and justification of facility needs.

  • Assists Real Estate leader with the development of procedures and process improvements.

  • Supports field operations and management with various tasks including facility and/or lease related problem and dispute resolution and research market information projects.

  • Performs other duties as required.

Education & Knowledge:

  • Bachelor’s degree in business-related field (Real Estate or Finance preferred).

  • 3+ years commercial real estate transaction experience with major corporate real estate department or brokerage firm.

  • Real estate appraisal or property valuation experience / knowledge.

  • Knowledge of commercial real estate industry standard practices, and leasing and property management matters.

  • Real Estate license not required but education/training preferred.

  • Understanding of all typical commercial lease provisions.

Competencies:

  • Proficient in financial concepts. Proficient in Excel and Word.

  • Effective oral and written communication skills

  • Negotiation experience and skills.

  • Ability to evaluate financial proposals.

  • Ability to successfully respond to Real Estate aptitude questions.

  • Fundamental understanding of Supply Chain Logistics

  • At ease with interactions with Corporate leaders, CRM practices

  • Strong work ethic and quick study
